I don't know why I failed to mention this. Over a week ago PD and I made an offer on a house we've been scoping for a while now. We wanted to wait until we were established in our current jobs before we tried to make any definite plans and fate intervened. The guy that owns the house put it up for rent in the local newspaper here. We didn't know it was that house at the time we first saw the ad. It was listed as a lease to own that was close to the beach. I called the guy and he basically said he was sick of being a landlord and wanted to pay off his mortgage plus have a little money extra. When he gave me the address we looked on the MLS(multiple listing service)website for our area and saw he had reduced the price. We then spoke to a lender and we were pre-approved for the listing price. We of course low balled our first offer for the price he said he owed on his mortgage plus $4,000 of the closing costs. He countered with 230,000 and 2,000 of the closing costs. He accepted our counter offer of 229,000 and 3,500 of closing costs. We did the inspection yesterday and are now waiting for all the red tape to clear before the loan goes through and we own a home. Right now there are renters in the home and we have to wait until they move. The owner better have that place clean before we move in.
